1️⃣ Step One: Submit a Rental Interest Form

Interested renters must complete the Rental Interest Form before viewing the property. This helps us pre-screen potential tenants and ensure a good fit.

2️⃣ Step Two: Schedule a Property Viewing

Once we review your application to ensure you are pre-qualified, we will promptly reach out to schedule a private showing of the home.

3️⃣ Step Three: Complete a Rental Application

We use MySmartMove by TransUnion for secure and professional tenant screening. The application fee is $47 per applicant and is credited toward your first month’s rent if approved.

Screening Criteria:
✔ Income Verification – Minimum 3x rent ($4,500/month household income)
✔ Credit & Background Check – No recent evictions, bankruptcies, or violent criminal history
✔ Rental History – Positive references from past landlords preferred

4️⃣ Step Four: Lease Signing & Move-In

• Once approved, you’ll receive a digital lease agreement via Dropbox Sign.
• First month’s rent & security deposit must be paid before move-in.
• A final walkthrough inspection will be scheduled before key handover.
  App access will be provided at this time for easy rental management.

Yes, pets are considered case-by-case with an additional deposit. 

❓ Can I rent month-to-month?

No, a 12-month lease is required. After the initial lease term, it transitions to a month-to-month agreement with 30 days’ notice required for move-out.

Early lease termination is possible with 30 days’ notice and payment of one additional month’s rent to cover transition costs.
